The Planning Board met on November 24, 2025 and handled several continued hearings and administrative items. The Board approved selection of peer reviewers—Stantec for civil review and VHB for traffic review—for the 1-9 Oakland Street application. Members had no public comment on that item and later agreed to continue substantive review of the application to the first regular meeting in January at the applicant's request.
A substantial portion of the meeting focused on an unsolicited Chapter 40B proposal for 27 Kimball Road. Board members and staff raised multiple concerns about the project’s density, proximity to wetland resources and the Water Resource Protection District, large amounts of impervious surface, narrow Kimball Road without sidewalks or safe pedestrian access, parking and circulation, and the proposal’s 100% rental unit mix. The Board voted 5-0 to ask staff to seek a 15‑day extension so the Board can further discuss and, if granted, revisit the matter on 12/8/25; if an extension is not available, staff will forward a memo summarizing the Board’s comments to the state agency. The Board also approved a MassGrow minor modification (expansion for non-cannabis uses), continued review of some site stabilization and landscaping issues for Bailey’s Pond to 12/8/25, and authorized release of the bond and any outstanding review fees for 99 Lake Attitash Road. The Board approved its 2026 meeting schedule and adjourned at 8:28 PM.
