Planning Board approved a revised Mobil sign package at 23 Rocky Hill Rd. (with the top valence to remain text-free), accepted withdrawals of the site plan and special permit applications for 2 and 13 Merrimac St., and approved the erosion control bond/covenant for 101-107 Market St. (with Clause 5 to be removed).
The Planning Board met remotely on March 11, 2024 and addressed several development and permitting matters. The Board approved a revised Mobil signage package at 23 Rocky Hill Rd., accepting the free-standing sign, column-mounted safety/‘koala’ sign and pump numbers while directing that the top valence/blade be an architectural element without text as recommended by the Design Review Committee. Board members discussed the number and content of proposed signs and code allowances for graphics and verbiage.
The Board accepted the applicant's withdrawal of the special permit and site plan applications for 2 Merrimac St. and 13 Merrimac St.; staff noted an existing peer-review contract with Stantec (no work performed) that may remain in place for any new filings and that Conservation Commission review was proceeding concurrently. The Board also approved the erosion control bond and covenant for 101-107 Market St., with a stipulated edit to strike Clause 5 to resolve a clause conflict. Other items included a continuation of the 87 S Hampton Rd. hearing to a later date and routine administrative matters.
