The Planning Board meeting addressed several permit applications and a continued public hearing. The Board approved two sign applications — one for 37 Clarks Road (applicant removed letters from the canopy and revised directional signage following Design Review Committee recommendations) and one for 26 Market Street (applicant replaced a modern bracket with a more historic bracket and reduced sign dimensions). Staff presented plans showing no change to the building footprint and an approximately 700 sq ft area across two levels; minor water and sewer work was anticipated. Neighbors spoke in support, and Board members discussed building-code issues (notably egress and address/utility clarification). The Board approved the site plan 6-0 with a stipulation that any changes to the building façade or expansion of the footprint to meet code require the applicant to return to the Planning Board. Administrative items included a Master Plan update status discussion and coordination with OCED on draft materials and maps.
