Planning Board Meeting
The Planning Board approved sign permits for Dollar General (198 Main St.) and Casa Maria (37 Main St.), continued review of development applications at Merrimac St. and South Hunt Rd. pending peer-review responses, and requested written DPW confirmation before releasing remaining bond funds for 19 Evans Place (Point Shore).
The Planning Board meeting focused on local development reviews and outstanding peer-review issues. The Board approved two commercial sign applications: Dollar General at 198 Main St. (with a condition that plexiglass be a minimum of 1/4 inch to mute the white background) and Casa Maria at 37 Main St. (approved as revised with a blue building-mounted sign and monochromatic vinyl glass stickers). The Board also authorized payment of several Stantec invoices related to ongoing reviews.
Ongoing public hearings for 2 and 13 Merrimac St. and for 12 South Hunt Rd. were discussed but not finalized; the Board emphasized that the applicant must respond in writing to substantive peer-review comments from Stantec before any approval can be conditioned. The 12 South Hunt Rd. review involved questions about stormwater and a standing Conservation Commission enforcement order; staff will coordinate a meeting between the applicant and Stantec to expedite resolution. Administratively, the Board voted to request written confirmation from DPW that all street-acceptance and recordation documents are complete before approving the release of remaining bond funds for 19 Evans Place, and members debated long-term maintenance obligations for trails and open space and the limits of available funding sources such as the CPA. No substantive public comments were recorded in the minutes.
