Approved Form A for 4 Field St. (creating one conforming lot and a non-buildable remainder); public hearings for 87 S Hampton Rd., 2 Merrimac St., and 13 Merrimac St. were continued to Feb. 12, 2024.
The Planning Board opened its January 8, 2024 meeting, conducted remotely, and held elections for Board leadership: Pascal Rettig was elected Chair and David Frick was elected Vice Chair (both 5–0). The Board reviewed a Form A for 4 Field St., with the applicant's representative describing the proposal to create one conforming lot containing the existing home and a second parcel reserved for future use. Staff noted the site is in the R8 district and that Parcel A meets frontage and setback requirements while Parcel B does not meet frontage or area requirements and would remain non-buildable absent ZBA relief. The Board voted to approve the Form A application (5–0).
Several public hearings were continued to the February 12, 2024 meeting, including matters at 87 S Hampton Rd. and the paired hearings for 2 Merrimac St. and 13 Merrimac St. Administrative items were discussed but deferred: a request to release bonds for 20 Maple St. was reviewed by staff and DPW but the Board opted to postpone action to the next meeting to confirm bond amounts; 14 S Hunt Rd. will remain on future agendas for updates as needed. Staff also recommended scheduling quarterly discussions on topics such as inclusionary zoning, 40R amendments, accessory dwelling units, and the state-required flood plain district; no zoning or ordinance votes were taken at this meeting.
