The Zoning Board approved a special permit for an addition at 17 Fourth St; approved setback variances for a new house at 6 Lake Attitash Way (contingent on Planning/Conservation approvals); approved a special permit to convert a basement to an in-law unit at 4 Brielle Way; and approved a variance to place a temporary mobile electrical substation at 0 and 14 Mill St (contingent on Planning/Conservation approvals).
The Zoning Board held public hearings on five property applications and took action on four. The board approved a special permit for an addition at 17 Fourth Street, finding the addition reduces the existing nonconformity and is consistent with neighborhood character. A hearing for 282 Lions Mouth Road was continued to December 11, 2025.
The board approved a variance for 6 Lake Attitash Way for reduced front and side setbacks, with findings that the lot’s topography and an isolated wetland create a substantial hardship; the approval was made with acknowledgement that Planning Board and Conservation Commission approvals/conditions are required. They approved a special permit at 4 Brielle Way to convert an unfinished basement into an in-law apartment after discussing egress/windows and parking. The board also approved a variance to place a temporary mobile electrical substation on parcels at 0 and 14 Mill Street, citing soil/topography and lot shape as hardship factors; neighbors raised concerns about noise and screening and the applicant committed to evergreen screening, acoustical enclosures and eventual decommissioning of the existing site. Public comments focused mainly on stormwater/runoff and wetland protection for the Lake Attitash Way proposal and on noise and visual screening for the Mill Street substation proposal.
