Pre-application review for a proposal at 12 S Hunt Rd for two new 100' x 180' fields, a large retaining wall, expanded parking, and related site work.
The Technical Review Committee held a pre-application review for a proposed recreation project at 12 S Hunt Rd. The applicant described two new 100' by 180' fields, an additional parking area (proposing 51 new stalls to increase total from 146 to 197), a hardscape congregating area, and a significant retaining wall due to the Munters slope. The tallest portion of the wall at the site was reported to be roughly 23 feet, tapering to zero, with the field edge located approximately 10–12 feet from the wall. The submission did not change the existing large field or the air-supported dome; driveway, grading, and retaining wall work were the primary changes discussed. The applicant also noted removable benches only and that proposed fields would not be used or plowed when snow-covered; sequencing indicated the fields would be installed before the bubble structure.
TRC members focused on safety, circulation, parking, stormwater, and construction details. Key concerns included the short (about 10 feet) sideline between active play and the retaining wall and the need for either increased clearance, padding, or a taller wall moved farther back; a required barrier between the fields and the parking lot; parking shortfalls given shared parking previously assumed with the ice rinks and the presence of Munters at the top of the hill; emergency / police vehicle turning templates and maintaining clear access around the dome; paving the gravel access (hot top) for plowing; snow-management and staging plans; lighting photometrics and placement; and possible additional curb cut(s) and parallel parking along the front to improve circulation. TRC summarized requested plan updates and clarifications (field lines superimposed with sidelines and wall, barrier between parking and fields, lighting plan, hot top shown and vehicle turning templates, alternate curb cut and parallel parking layout, cross sections from Munters driveway to fields, slope landscaping, and documentation of snow management). No substantive approvals or denials were taken at this pre-application meeting.
