Applicant representatives presented site layout and street cross-sections (14-foot one-way travel lanes on the main boulevard, 22-foot two-way secondary streets, parallel street parking, sidewalks, and a cul‑de‑sac designed for fire turnaround), utility stubs from Elm Street (10-inch water and sewer), and stormwater approaches (larger infiltration and detention basins owing to poor soils). Transportation consultants summarized traffic work included in the EIR, proposed safety and capacity improvements on Route 110 (a flashing beacon and RFFB crosswalk upgrade at the driveway, a proposed additional westbound lane back to the highway, and a traffic monitoring program tied to EIR trip thresholds), and noted an interchange-improvement study in the EIR showing potential roundabout or signal options for longer-term solutions.
