The Zoning Board of Appeals met on May 23, 2024, with four members present. The board approved the minutes from a prior meeting and then opened a public hearing for a variance application submitted by Nicolas Vlahos for 80 Cedar St. The application sought a zoning variance to reduce the side setback by 1'6" to allow construction of an addition to the residence.
During discussion the applicant reviewed the plans and explained that the proposed location was selected to maintain interior flow and the exterior design aesthetic. A board member questioned whether the addition could be sited elsewhere to avoid the setback reduction; the applicant replied that the chosen location was the only practical option for continuity of the interior and exterior. After the board read a summary of findings, a motion to approve the variance was made and the Board voted unanimously (4-0) to grant the variance allowing the addition at 80 Cedar St.
